Job Description

Assist Property Manager on overall responsible for the day to day operations of the project supporting, directing and planning towards a successful and efficient management, services provided to the projects.
Main responsibilities:
- Expense control - To ensure that the expense is within the Budgeted amount.
- Supervise the property management company on selection of outsource service suppliers procedure
- Ensure that all monthly/ quarterly/ yearly financial and management reports are prepared in timely manner.
- Conduct weekly/ monthly inspection of the project to ensure that they compliance with the relevant fire and safety laws.
- To represent the owner in all matters and dealing with property management company on daily operation works and procurement processing
- Ensure that Preventive Maintenance for the equipment is being implemented including air-conditioning system, fire equipment, swimming pool, generators, elevators, security system and all other common services relating to the project.
- Ensure that at all times all electrical and pluming or other equipment in the properties (including all lifts, air-conditioning, fire alarm and sprinkler systems) are functioning efficiently.
- Ensure at all times the proper performances by external contractors for all maintenance contracts with regards to equipment installation, services and repairs in the premises.
- Oversee the collecting management fees by property management company.
- Maintains property by investigating and resolving residents' complaints; enforcing rules of occupancy; completing repairs; contracting with landscaping and snow removal services
- Sourcing and select tenants for the commercial center
- Perform any other duties that are assigned by the Management.

Job Requirement

- Fluent in English
- Diploma holder.
- Experience working in same position for at least 3 years.
- Strong client-facing and communication skills
- Advanced troubleshooting and multi-tasking skills
- Customer service orientation.
